We help the incoming tenant connect DEWA in their own name before they move in, and confirm the outgoing tenant's account is closed before handover. You don't inherit someone else's utility debt, and there's no gap in the supply.

Rent cheques collected and administered in your name

The tenant issues post-dated cheques in the landlord's name — not ours. We receive, bank, and deposit each cheque to your account on the due date. If a cheque is returned, we notify you and follow the process set out under UAE tenancy law.

Property visits and condition monitoring

We visit the property periodically throughout the tenancy — not just at move-in and move-out. Small maintenance issues caught early cost a fraction of the same problem left to grow. You get a brief condition note and photos each time.

Renewals, notices, and rent reviews

We prepare renewal offers, calculate any permitted rent increase under the RERA rent index, issue the required formal notices within the correct timeframes under UAE tenancy law, and handle the negotiation. You make the final call; we do the paperwork.

The Dubai rental market — what landlords need to know

Dubai is the most regulated rental market in the UAE. Every tenancy must be registered on Ejari via the Dubai Land Department before DEWA will connect electricity or water. Every renewal increase is bounded by the RERA rent index at rentindex.rera.gov.ae. Every eviction requires a 12-month notarised notice filed through the Rental Dispute Center.

We handle all of it in-house. Ejari filed via the DLD Dubai REST app shortly after contract signing. The RERA rent-cap calculated for your specific community before the renewal notice goes out — so disputes get pre-empted, not litigated. RDC filings, eviction notices and rent-cap escalations all handled by our paralegal team at no extra charge to management clients.

We're also fluent in the rest of the Dubai property ecosystem: service-charge billing via owner-associations (Emaar Community Management, Damac, Nakheel), chiller-fee handling with Empower, Tabreed and Emicool, DEWA premise-number transitions between tenants, and Trakheesi advertising permits for portal listings.

Long-term management:

5% + VAT of the contracted annual rent, or a flat-AED option starting from AED 3,999/year for a studio. Most landlords with multiple properties find flat-AED simpler; most single-property owners prefer the percentage model. We'll recommend what makes sense for your situation.

Short-term and holiday-home management:

20% + VAT of revenue, covering DTCM licensing, guest sourcing, check-in and check-out, housekeeping between stays, and in-house maintenance via Prokeep.

Long-term annual rental management starts at 5% + VAT of the contracted annual rent. Short-term and holiday-home management is 20% + VAT of revenue. If you only need tenant sourcing, that's typically one month's rent — paid by the incoming tenant, not by you. No setup fee.

The tenant issues post-dated cheques in the landlord's name, not ours. We receive and bank those cheques, then deposit each to the landlord's account on the due date. If a cheque bounces, we let you know and handle the follow-up process under UAE tenancy law. Your rent goes to your account — we manage the administration around it.

When a tenant moves out, the deposit is returned based on the condition of the property compared to how it was at move-in. If you don't have a photographic record of the starting condition, disputes are very hard to resolve in the landlord's favour. A signed move-in inspection is what protects your deposit.

We notify you as soon as a cheque is returned and follow the process under UAE tenancy law — which includes specific notice requirements and timeframes. If needed, we can advise on escalation through the Rental Dispute Center. The key is that the process is followed correctly from the start.

If you live outside Dubai, own more than one property, or have had problems with tenants or maintenance in the past — usually yes. If you live nearby, have one property, and are comfortable managing it yourself — you may not need it. We'll tell you honestly on the first call.

Yes. We take over the existing tenancy, arrange a baseline condition inspection, take over the cheque administration, and handle Ejari at the next renewal. The tenant doesn't need to sign anything new mid-tenancy.
