The same five factors as our holiday-home ranking, weighted for the broader management question — portfolio and track record count for more here, guest-review volume for slightly less, because a long-let manager's clients review it rarely but stay for years.

In central Dubai the short-let route usually grosses more; the right answer depends on your building, your mortgage and how often you use the property yourself.
